



This phase includes development of base design documents that are governed by the regulatory process. Preliminary design addresses clearing, grading, drainage, irrigation and grassing / planting issues. Documents are usually prepared at three milestone levels (50%, 70% and 100%) with appropriate design team and regulatory agency input. At the conclusion, BDA has completed primary design that addresses site disturbance and storm water management. Documents are prepared to present to the Project Engineer who completes the permit / approval process. Design review and regulatory agency meetings, updated cost estimates, updated schedules and design development documents for clearing, grading, drainage, irrigation, and vegetative establishment are included in this phase. BDA also provides any necessary assistance with zoning and land development issues.
